Chow Yun Fat Struggling To Sell His S$27Mil Mansion, Even After Reducing The Price By S$10Mil

If you have ever had to lower the price of something on Carousell after weeks of getting nothing but lowball offers, take heart. Apparently, even Chow Yun Fat knows the feeling too. 

The 71-year-old Hong Kong actor has reportedly slashed the asking price of his luxury Peak mansion by another HK$35 million (S$6mil), bringing the price down to HK$160 million (S$27.4mil).

That might sound like a number most of us can only dream about, but here's the surprising part: the house has been on the market for almost four years.

When the property was first listed in October 2022, it had an eye-watering asking price of HK$220 million (S$37.7mil).

It was later reduced to HK$195 million (S$33.4mil) at the end of 2024.

Now, after yet another price cut, the total discount stands at HK$60 million (S$10.3 mil), or about 27 per cent off the original asking price.

In other words, even one of Hong Kong's biggest movie stars isn't immune to a sluggish luxury property market.

Adding to the mystery is the fact that very few people have actually seen the inside of the house, as viewings remain highly restricted.

Located at Sunshine Villa on prestigious Mount Kellett Road in The Peak, the detached house spans 2,547 sq ft and comes with a 2,000 sq ft garden, a 700 sq ft rooftop and sweeping sea views.

Sounds like the sort of home that belongs in the pages of an architecture magazine.

Yet despite the impressive address and the celebrity owner, the mansion has yet to attract a buyer. 

Fat Gor bought the property in 2010 for HK$128 million (S$21.9mil), setting a record price for the estate at the time.

The house was subsequently underwent a full renovation, but, oddly enough, it has never been occupied or rented out.

Before anyone starts worrying about Fat Gor, he probably isn't losing much sleep over it. 

Earlier this year, he sold a three-bedroom apartment at Corona Tower in Mid-Levels for HK$7.5 million (S$1.3 mil), pocketing a tidy HK$3.58 million (S$615K) profit after owning it for 31 years.

Property watchers also estimate that Chow owns at least seven properties across Hong Kong's most sought-after neighbourhoods, with the portfolio valued at more than HK$1 billion (S$171.5mil).

He and his wife have long lived in a house in Kowloon Tong, which he bought back in 1990 for HK$14.7 million (S$2.5mil).
